At the end of the financial year you just need to calculate the difference between the actual Opex expenses for the year and what each tenant actually paid, and either invoice or refund the difference.
This method means the tenant has a regular amount to pay each month for Opex, you get to invoice this in a timely way, and you only need to do one end-of-year calculation instead of trying to invoice the actual Opex expenses to the tenants every month.
All of these details can be loaded into LeaseManager and you will be notified by emailed 90 days before the review date so you can be prepared and communicate the appropriate rent adjustment to your tenant.
Using a lawyer helps you avoid being caught out by terms that don't suit your situation or that you many not fully understand.
LeaseManager can instantly create a Right of Renewal document which includes all the details of the lease, ready for the tenant and landlord to sign. You may not need your lawyer to review this agreement if neither party wants to make changes to the Deed of Lease.
LeaseManager can also create a simple Agreement to Lease which you can use as a quick way to sign up a new tenant before preparing the full Deed of Lease agreement. Note that the Agreement to Lease contract does not include all of the clauses you would expext in the full Deed of Lease and should not be used as a substitute for a Deed of Lease.
